Earlier this year I had the opportunity to take part in Gaard Swanson's Loveable Listings on Fox 13 Plus. First aired on 6/16, this episode features my Edmonds listing, a true Pacific Northwest contemporary, perched up high on Picnic Point, overlooking the Sound. |

While mortgage interest rates have remained in the high 6s contrary to early speculation that by this Summer they would have decreased somewhat, many buyers have decided to bite the bullet and take advantage of a less competitive market, in the knowledge that they will be able to refinance at a later date. Depending on the neighborhood, homes priced over $3million have experienced much longer times on market and some price drops, whereas properties under $1million have been subject to multiple offers and a higher percentage of waived contingencies. The condo market has also seen a resurgence in the last 60 days, especially beneath the $425,000 price point as buyers jostle to get a foot on the property ladder and cash investors take advantage of a slower market overall. Home owners who purchased when rates were much lower are staying put, preferring to place their cash into remodeling and in so doing adding value to their existing property. Don't forget that no matter the current economic climate, we live in an area where the number of buyers vastly exceeds available inventory, so your Greater Seattle area property is continuing to build equity no matter what. When the timing is right, you WILL reap the benefits. |
